The Most Underrated Real Estate Skill? Knowing When to Stop Talking

One of the most valuable skills in real estate isn’t knowing exactly what to say. It’s knowing when to stop talking, start listening, and give your clients the space to tell you what they really need.

One of the hardest things I had to learn as a real estate agent was when to be quiet.

When you're new to real estate, you think you're supposed to have all the answers. You want clients to know you're knowledgeable. You want to explain every detail, anticipate every question, and fill every uncomfortable silence. Because let’s face it, you feel a bit like an imposter. And you really don’t want that to show.

So you talk.

And sometimes, you talk yourself right out of the moment. Or worse, out of the opportunity.

Because one of the most valuable skills in real estate isn't knowing what to say. It's knowing when you've said enough.

Silence Is Not Something You Have to Fix

Imagine you're sitting across the kitchen table from a prospective seller. You've explained your marketing plan. You've talked about pricing. You've answered her questions. You've told her what you believe you can do for her.

And then she gets quiet.

A new agent may feel an almost irresistible urge to jump in. "And another thing I should mention..."

Don't. Give her a minute.

She may be thinking about the price. She may be considering what you just said. She may be trying to decide whether she trusts you with one of the biggest financial transactions of her life. Or she may be thinking, I can’t believe I’m a widow, sitting here talking about selling our family home. Where did the time go?

Let her think. Silence doesn't necessarily mean you've lost her. Sometimes it means she's listening.

The Same Thing Happens With Buyers

You're showing a house, and your buyers walk into the living room and stop. Don't immediately start selling it to them.

"Look at those windows! And the fireplace! You could put your giant green hutch with the gilded hummingbirds over there..."

Let them experience the house. Watch. Listen.

They'll tell you what they're thinking, sometimes without saying a word. One of them may look at the other and smile. Or wrinkle her nose. Or walk straight toward the kitchen.

Those few quiet seconds can tell you more than ten minutes of conversation.

And Then There Are Negotiations

This is where silence can become especially powerful. You've presented an offer. You've explained your client's position. You've made your case.

Stop.

You don't need to keep justifying it. You don't need to negotiate against yourself. And you certainly don't need to start filling the silence with concessions no one has asked you to make.

Let the other person respond.

That's not a sales trick. It's simply good communication.

Listening Is Part of the Job

Real estate rewards people who are curious about other people. What does this client really want? What is she worried about? What isn't she saying? What emotions is she most likely feeling right this very minute?

You can't discover any of that if you're doing all the talking.

And this is one of those skills you may already have without realizing how valuable it is. If you've spent years raising a family, managing employees, working with customers, navigating a marriage, caring for aging parents, volunteering, serving on committees, or simply living among other human beings, you've probably learned that people don't always need you to have the perfect response.

Sometimes they need you to listen. Sometimes they need a little room to think.

And sometimes the smartest thing you can say is absolutely nothing.

That can be surprisingly hard to learn. But in real estate, it can make you very, very good at your job.

And that’s all I’m going to say about that.
